Ongoing Asset Management

S&A identified inadequacies in the handover process of many projects. Incomplete or insufficient information supplied by a project contractor to the facility management team or the maintenance team can cause ongoing issues and unnecessary costs. 

To address these problems S&A identify during the tender stage, all plant and equipment plus any items that may require ongoing maintenance during the Defects Liability Period (DLP). 

Generally, the DLP is managed on a ‘fix when damaged’ basis. S&A, in conjunction with our subcontractors, will produce a maintenance schedule and prepare a cost plan accordingly. This maintenance schedule is over and above the requirements of the DLP. This cost plan is offered as a value-add to our clients. 

At the award of the contract, S&A liaises with the client to produce a Handover Plan. This Plan identifies the requirements of the Final Handover Manual. Such details will include information about the plant and equipment installed such as:

  • Make, model and serial number

  • Recommended maintenance plans

  • Statutory maintenance plans

  • Training manuals

  • O & M manuals

  • Contact details

  • Commissioning reports

  • Client Asset Identification Numbers

 

The Handover Plan will be monitored throughout the life of the project.

At Practical Handover stage, a preliminary Handover Manual will be provided to the client including proposed maintenance dates. This allows the client to engage a maintenance contractor to continue maintenance works after DLP is completed. Prior knowledge and awareness is beneficial to both the client and the maintenance contractor.

At the end of the DLP the Final Handover Manual will be provided to the client. This manual will provide all service receipts and the necessary information and detail to allow the client to distribute to the maintenance contractor. This ensures a smooth transition from project to maintenance removing any initial set-up maintenance costs.
